Why Hialeah Homeowners and Property Managers Choose Vinicio
The Miami-Dade painting trade is crowded. What separates a paint job that lasts ten years from one that fails in three is rarely the brush — it's the prep, the substrate work, and whether the crew that walked the property is the same crew that finishes it. We're built around answering yes to both.
Florida-licensed across every scope we touch
License #99BS00336 covers painting, waterproofing, and concrete finish under a single qualifier — same license, same insurance, same accountability whether we're spraying an exterior elastomeric coat or patching a structural concrete spall before recoating. We don't sub out the trades that hold the paint up.
Sherwin-Williams Pro+ on every spec
Pro+ tier gives us direct access to SW Emerald, Duration, Loxon stucco primers, and Conflex elastomeric for Florida exteriors. We also apply Benjamin Moore on request — Aura, Element Guard, ScuffX. Prefer a brand we haven't named? Ask. Brand-flexible is a real policy, not a brochure line.
Vinicio founded it, Yohan runs it now
Vinicio Nunez started the company in Hialeah Gardens in 1999 after years working high-rises and South Florida exteriors. His son Yohan now leads day-to-day — answers the phone, walks the estimates, runs the crews. When you call, you reach the family. When you sign, the family is on the job.

Founded by Vinicio. Now Led by Yohan.
Vinicio Nunez came to Miami from Cuba, picked up a brush, and learned the trade the hard way — no mentor, no shortcuts, one job at a time. He filed Vinicio Painting Corp in 1999 because he was tired of crews that cut prep corners and disappeared on warranty calls. The first big jobs were exterior repaints on Miami Beach high-rises — work that taught him swing-stage discipline, salt-air paint chemistry, and how to read a stucco wall in tropical weather.
Twenty-five years later, his son Yohan runs the day-to-day. Same neighborhood, same family, same standard — the only real change is that Yohan is the one walking your property now and signing the contract. What hasn't changed is the rule the family worked under from day one: we don't put a finish on a wall we wouldn't put on our own home.

What Actually Happens
Hiring a painter shouldn't feel like betting. We've kept the process short, in plain language, and the same whether you're calling for one accent wall or a 200-unit HOA repaint.

Same-day callback during business hours 8a–9p · Mon–Sun
Yohan answers the phone himself. If you reach voicemail, you get a callback the same business day. Spanish-speaking customers get a Spanish-speaking response — about three of four calls come in Spanish, and we staff for it.
A real walk-through, not a drive-by
We come out, walk the property, take measurements, look at substrate condition, and listen to what you want. Free estimate, no trip charge, no walk-through fee. If the home pre-dates 1978 we'll talk through lead-paint surface protocol. If we spot stucco settlement cracks or hidden rot, we'll show you and tell you what it changes about scope.
A written estimate you can read
Itemized. Brand spec named (Sherwin-Williams Emerald, Loxon primer, Conflex elastomeric — whatever the job calls for). Number of coats called out. What's included and what's not. No surprise change orders unless we hit something genuinely hidden — and if we do, we show you before we change anything.
The same crew, two painters per project
Our standard team is two painters supervised by a foreman. Same crew start to finish. We don't day-labor swap, and we don't sub-contract to a name you didn't sign with. Lead foremen on our jobs average 15+ years on the trowel and brush.
We don't get paid until the job is done
Our completion promise is simple: you don't pay unless the work is done. Final payment is due at completion, after the walk-through, when the punch list is closed. We don't ask for the balance up front, and we don't disappear on small fixes.

Seven Reasons Hialeah Homeowners Pick Vinicio
One Florida license — paint, waterproofing & concrete
Most Miami-Dade painters carry a painting license and sub out anything below the topcoat. License #99BS00336 covers all three under one qualifier — so stucco repair, balcony coating, and spall work happen with the same crew, insurance, and accountability as the paint.
Honest scope — we walk away from work that doesn't need to happen
If your trim is fine and only the walls need refreshing, we quote walls only. Yohan has talked customers out of full repaints with three-to-five good years left. That math costs us a job sometimes — it earns us a referral every time.
Sherwin-Williams Pro+ — and brand-flexible when you ask
Pro+ tier gets us SW Emerald, Duration, SuperPaint, Loxon primer, and Conflex elastomeric — products built for Miami sun, humidity, and salt air. Prefer Benjamin Moore Aura, Element Guard, or ScuffX? We'll apply it. A real policy, not a brochure line.
We've worked the buildings other painters won't bid
Swing-stage exterior work in salt-air conditions on luxury Miami Beach and Surfside towers is where Vinicio built the crew. Tower property manager, HOA board, or homeowner with a four-story home that needs lift access — you're not bringing the work into a learning curve.
Two-painter teams, same crew start to finish
Standard crew: two painters supervised by a foreman with 15+ years on the trowel and brush. The same crew masks off your living room on day one and walks the punch list on the last day. No day-labor swaps, no sub-rotation.
Bilingual office — 75% of our calls come in Spanish
Vinicio came from Cuba. Yohan grew up bilingual. The crew is bilingual. Three of every four calls land in Spanish, and the answer is in Spanish — including contracts, change orders, warranty docs, and the post-job walk-through.
Completion guarantee — you don't pay until the job is done
We don't ask for the balance up front. The promise is simple: if the work isn't done to the agreed scope, you don't pay the balance. Final payment is due at the post-job walk-through, after the punch list is closed.
What to Ask Any Miami-Dade Painting Contractor Before You Hire
Seven questions every Florida homeowner should ask before signing a paint contract — whether you hire us or anyone else. Print this. Use it.
Can I verify your Florida painting license?
Ask for the license number and qualifier's name; look it up on the DBPR site. Florida painting licenses are required for commercial work over $1,000 in most counties — Miami-Dade included. If they hesitate, walk.
Can you send a current Certificate of Insurance?
Ask for general liability and workers' comp; for commercial or HOA work, the umbrella policy too. Owner-exempt comp is legal for the owner — it's not coverage for the crew. The COI should list a current carrier with effective dates.
Will the same crew be on the job start to finish?
Most paint failures trace to crew rotation — the prep crew leaves before the topcoat crew arrives and details get lost. Ask if the foreman walking your estimate will be on site. Get the name in writing if you can.
Is the estimate itemized — and is brand spec named?
Verbal estimates bind nobody. Itemized written estimates with named spec (Emerald, Loxon, Conflex, Aura, etc.) bind both parties. If it says “high-quality paint” without a product, you've signed up for the cheapest option that fits the budget.
What's the workmanship warranty — separate from the manufacturer's?
Workmanship warranty covers prep, application, and finish — what the contractor controls. Manufacturer warranty covers the paint and only kicks in when applied to spec. Ask for both, in writing.
What if we find hidden rot or substrate damage during prep?
A contractor with no plan will hide it under paint (you'll see it in 18 months) or charge a panic change order. Ask how they document it, how they price it, and whether they require your approval before any change-order work begins.
When and how do I pay?
Florida-honest painters take a reasonable deposit (often ~30%) at signing, progress draws on larger commercial jobs, and the balance at completion. Anyone demanding the balance before the punch list is closed is one to walk away from.
Happy to answer all seven — in the same conversation.
Just ask when you call. We'll walk every one of these for our company, on the spot.
